COMMENTS:
Mr. Cattar, I respond in reply to your fax of April 30, 2003 regarding the existing
residence at 61 Ardella Road. While the existing residential use is in fact
nonconforming to the Commercial General Zoning District designation, the current
owner or any successor in ownership would be permitted to maintain or
reconstruct a residence on this lot, subject of course, to all applicable Florida
Building Code requirements and local Land Development Regulations. The City
has recognized the inconsistency between this zoning designation, and considers
these to be lots of record entitled to be maintained as residential. I would also
advise, that it is the City’s intention to correct this inconsistency within the coming
year, following amendments to our Comprehensive Plan.
