372 Ahern Street UBEX21-0004 Email 1I’m writing to object to the zoning change request for 372 Ahern street. The request as I read it is for a zoning change to permit “short term rentals.” Short term rentals are not within the community standard. The application erroneously portrays this area as a business area with “ a bank, real estate brokerage firm, apartments ,and hotels “. In truth , there are 16 condominiums , and 12 townhomes to the southeast of this property , the closest being less than 300 feet from 372 Ahern. Also there are The owner has conveniently omitted the existence of our condos and the townhomes from his application. Also the “hotels “ referred to is in fact The Palms, a small boutique motel with only approximately 10 rooms. The Palm are one of the best neighbors in this neighborhood . The owner is respectful and responsible., he keeps his property clean and is a good neighbor to the 6 townhomes across Sherry on Ahern . Although these townhomes are not within 300 feet of the proposed site, they are very close to it…..probably within the 400 foot range. It is not feasible to cut out a tiny section of our neighborhood, and claim that it will have no impact , further it is ridiculous to claim any short term rental would “ improve” our area. We are already struggling with cars illegally parked by beach goers and people that are picking up to go orders from the new French restaurant. Not to mention the MOUNDS of trash that present behind the North Shore Plaza, daily over running our area with unwanted blow away trash. The dumpsters are not kept in any type of condition to prevent vermin, rodents, or trash that misses the container and lands on the ground. It is currently, as I write this, OVERFLOWING with trash not contained due to the fact that 2 very busy restaurants Poe’s and La Petite Paris are sharing this small dumpster along with all the other businesses at North Shore . The last thing we need is more trash and less parking . Short term rentals are not within the scope of our community standards. It brings unwanted foot traffic, trash, noise and unknown entities into our neighborhood. We strive to get to know all our neighbors, including the apartment renters next door to our building, owned and operated by Melissa Nelson. What would then prevent Mrs. Nelson along with every condo and townhome owner on this street from turning their apartments, condos and townhomes into short term rentals, over running outer neighborhood with crowds of people potentially hosting parties, drinking, and not being good neighbors , as they would have zero investment in the community? This is not a good idea. Moreover, it would set a dangerous precedent for short term rentals , potentially having 10 different renters for 3 day rentals . This is not the neighborhood standard.
