We thank you for your above -referenced architectural submittal, and are pleased to inform you that same has been
conditionally approved. You may proceed according to the Community Guidelines, other applicable documents, and the
following conditions:
1) In ground pool and decking approved within Building Restriction Lines, and its depicted within specifications
provided by pool contractor, attached and imide part of this approval.
2) Pool decking size, materials, finishes, colors, and lqi )out approver/ as depicter/ and described within specifications.
3) Pool and decking to be located as shown on survey, attacher/ and made part of this approval.
4) Pool equipment to be located within BRL and.surrounded by 7 -gallon shrubs of sufficient size and quarrtitp to form
(rrt opaque hedge to screen the equipment from view from the street and neighboring properties.
S) Perimeter pool deelr elevrdion to meet and match backyard elevation.
6) Any excess dirt to be removed from the premises. No alterations to existing grade elevations,
s►vales, or lot drainage is allowed or approver/.
7) Should any improvement encroach into any public, private, utility, drainage easement(a), or Community
Development District (CDD) drainage and or access easement(s), or any other easernent(s), and should in the future
such improvement need be reproved temporarily, or permanewly, to gain access to, or facilitate work within, said
easement(s), any expense incurred .for such removal and or replacement will be borne solely by the homeowner.

This approval concerns only your submitted architectural plans. It is your responsibility to obtain any easements, permits,
licenses and or approvals which may be necessary to improve the property in accordance with the approved plans. This
approval must not be considered permission to encroach on another property owner's right to use and enjoy all possible
property rights. Approval of this submittal does not constitute a warranty or representation by the ACC, or any developer
or landowner, that the proposed improvements will be consistent with the development plans of any other landowner.
Furthermore, this approval does not in any way grant variances to, exceptions, or deviations from any setbacks or use
restrictions unless a specific letter of variance request is submitted, and a specific letter of "variance approval" is issued by
the party entitled to enforce such setbacks or restrictions. This approval also does not constitute approval of any
typographical, clerical, or interpretative errors on the submitted plans.
Compliance with all approved pool plans is the responsibility of the OWNER of legal record, and any change to the
approved plans without prior ACC approval, subjects these changes to disapproval, and enforced compliance to the
approved submitted plans.
This approval should not be taken as any certification as to the construction worthiness or structural integrity of the
change proposed. All local building codes must be met. If a Building Permit is required, one must be obtained from the
appropriate governmental agency. Please refer to the County's building codes for requirements regarding fencing or other
measures to control access to pools or spas.
Ia addition, you as the property owner are responsible for positive drainage during and after construction. No water
drainage is to be diverted to any adjoining lots. Also please note, you are responsible for contacting the appropriate Utility
Companies prior to any excavation or digging.

It consists of two surveys, a current one and a proposed. The proposed project survey is noted
with the lot surface calculations and allowances. There is a site plan showing pool specifications
and details.
I've also added a couple 3D renderings and a picture of the homeowner's material selections for
deck, pool tile and interior plaster color. The deck material is a white leathered marble in French
pattern and the pool interior plaster is a lite aqua called "Caribbean".
The pool safety barrier is going to be done in 4 ft. black aluminum fencing.

Drive. I have put together this packet for your review and it goes as follows:
1. The Site Plan Survey showing lot surface calculations and pool placement.
2• A detailed pool layout.
3• Material selection for deck, tile, and plaster.
The pool tile is a 6x6" white tile called Slate White; the deck material is an Attic White
marble sized 24x24" and the pool plaster is medium blue color called Aqua Pearl,
4. A survey showing the fence plan and gate locations.
Fencing material to be black aluminum, 4 ft. high with self-closing gates.
5. & 6. One survey showing the existing landscape plan and another survey showing any
proposed landscape changes,
7. The last page is a diagram for the screen wall that shields the pool equipment from
view.
In response to the Architechual Review Committees questions:
The new pool deck will be at the same level as the existing lanai and paver• on both will match.
The deck height is approximately 2 feet above grade; no handrail is needed.
Synthetic turf area is for additional seating. It will be at the same elevation as the adjacent lawn.
The wall around this area will be the same height as the deck and finished with painted stucco to
match the outer pool and spa walls. A grade beam will be provided at the opening to separate the
synthetic turf from the natural turf.
A landscape plan and a equipment screen wall diagram has been added to the application packet
in the email attachment.

Subject: ABCG ARB - Nelson, 1721 Atlantic Beach Drive
The ARB has reviewed the resubmittal for various improvements in the rear yard of the
subject property. Improvements include the following:
1. Deck addition at same level of existing deck with new 24"x24" white marble
pavers.
2. New pool and spa.
3.On-grade synthetic turf sitting area surrounded by low wall at same level as pool
deck. Deck and pool walls will have painted stucco finish.
4. New screen wall to separate pool deck from existing equipment enclosure. Screen
wall shall not exceed six feet in height and will feature Bahama shutter panels to
match existing panels.
S. New four foot high black aluminum fence adjacent to existing hedge. The fence
will have a three foot wide gate at each side yard.
The owner and pool contractor have been responsive in providing additional information
for our review. The ARB recommends approval of the attached submittal dated April 25,
2023.
