Revisions may not be submitted until ALL departments have completed their respective reviews. Revisions submitted MUST respond to EACH department review. Submittals that respond to only one or a few correction items will not be accepted. Correction Comments: 1. The recent submittal dated 10.07.2022 was a duplicate of page 3 of 5 that was originally submitted on 7.19.2022, plus an elevation drawing of the existing home. From my review dated 8.03.2022, comments nubmered 1, 2, 3, 4, 5, 6, 8, have not been addressed. 2. I had a conference with the Building Official to discuss the application and how to move forward. After doing a research into the archive records of the address on passed work done to the property there was no evidence of what type of footer is on the perimeter of the proposed area to be converted to living space. It was decided that engineered signed and sealed plans be submitted for this project as is required for any addition for living space, 7th Edition of the FBC-Existing Building Code, Chapter 6, Work Classification/Alteration level (as requested on comment #8 from first review), Chapter 11 Additions, Section 1103 Structural, Sectoin 1104 Smoke Alarms In Occupancy Groups R and I-1, Section 1105 Accessibility, Cection 1106 Energy Conservation (as requested form comment #3 from first review), Section 1107 Plumbing, Section 1108 Carbon Monoxide Protection, from same Existing Building . Plans shall include written verification that there is infact a load bearing footer at the perimeter and that the existing wall is interconnected to the slab/footer perimeter. Also complete framing details for the framing infill and wind load attaching details and continuous tie down details of the existing framing. This information is needed when converting the area to living space, and past drawings do not reveal that information. 3. Randy Howard Baker, qualifier for the First Coast Equity Builders, was contacted to verify that his company’s name is in the title box labeled BUILDER. He explained that he has no customers currently in Atlantic Beach and his company’s name should not be used on any submitted legal documents. If the design drawings are resubmitted please remove Mr. Baker’s building company’s name from the drawings. 4. Resubmittals may generate other review comments. 5. The revision shall also be identified as to the sequence of revision by indicating a triangle with the revision sequence number within it and located adjacent to the cloud. The revision date and revision sequence number shall also be indicated in a conspicuous location in the title block for each sheet on which a revision for that sequence occurs. For projects still in the initial review stage and permit pending, all sheets with revisions shall be inserted into each set of drawings. The original sheets must be clearly marked “VOID” but are to be left within the set of drawings. Complete new sets of drawings will not be accepted. ADDITIONAL ITEMS MAY BE REQUIRED DEPENDING UPON NEW INFORMATION AND CLARITY OF FINAL PLANS SUBMITTED FOR REVIEW.
