Review Comments, RESA22-0015, 8.3.2022 CITY OF ATLANTIC BEACH 800 SEMINOLE ROAD ATLANTIC BEACH, FL 32233 (904) 247-5800 BUILDING REVIEW COMMENTS Date: 8/3/2022 Permit #: RESA22-0015 Site Address: 725 AMBERJACK LN Review Status: DENIED RE#: 171195 0000 Applicant: Property Owner: FANNING JOHN BRANDON Email: Email: jbrandonfanning@gmail.com Phone: Phone: 9043037769 THIS REVIEW IS ONE OF MULTIPLE DEPARTMENT REVIEWS. Revisions may not be submitted until ALL departments have completed their respective reviews. Revisions submitted MUST respond to EACH department review. Submittals that respond to only one or a few correction items will not be accepted. Correction Comments: 1. Please submit a written narrative stating how the existing 4x4 post on top of the existing cmu knee wall is attached to the beam above. 2. Please submit a wall framing plan to scale of how the spaces between the 4x4 post on the knee wall will be framed in. A wall section detail, to include the stud spacing, stud size, exterior wall sheating, insulation and its R-value, interior wall finish. Insulation information on the interior side of the knee wall will also be needed. Usually foam board placed between firring strips. 3. I will attach energy form R420-2020. You may fill this out and resubmit it for review. It is used for the builder to disclose how you will be following the energy conservation guidelines/requirements for this project. Minumum wall insulation, minimum ceiling insulation and information pertrain to the new windows. Call if you have any question. 4. Please submit drawing showing where duct work and supply and returns in the ceiling will be located. Also the duct work type and dimensions. If a mini-split will be used, state that and show the location of the exterior component location on your survey site plan. A licensed A/C contractor will be required to pull the permit for the installation. 5. If you choose to use spray foam insulation on wall and in ceiling, please submit the ESR Reports for the spry foam to be used. 6. I will attach the FLORIDA PRODUCT APPROVAL INFORMATION SHEETS. Please review the pages as not all of the items will pertain to this project. Siding, window, and doors (exterior) will probably be the items that will be on the list. When buying windows and doors be sure to ask them to give you the FL# for those products. Most siding products have an FL# as well, but not T1-11. 7. I could not tell from my visit whether the porch slab was the same elevation as the interior finish floor. The other thing I could not determine is the slope. No code requirement to be concerned about, just wanted to bring it to your attention as to whether its important for you and your finished product. 8. It is important for your to state that this is a ‘Level 2 Alteration’ project/improvement to an existing building. It is a Level 2 Alteration because existing systems (electric, plumbing and hvac) are being extended, altered or added onto. Also the original porch space is being reconfigured from just being open space to now habitable living space, windows, doors and framing infilling is also taking place at the knee wall. Being what it is the project will be required to have smoke alarms, preferably interconnected with the existing smoke alarms; if not possible to be interconnected, the building code lets you install a required battery operated smoke alarm, which will be inspected at the building project final, inspected/tested as well as tested. 9.
