GENERAL COMMENTS: 1. An FDOT connection permit is required. Please submit FDOT approval. Matthews | DCCM: FDOT permits will be provided upon receipt. 2. Per Sec. 24-161, three bicycle parking spaces are required. Bicycle spaces must meet the requirements of Sec. 24-161(l). Matthews | DCCM: See site plan (sheet 06) for added bicycle parking spaces and detail (SD94). 3. Per Sec. 24-69, please show all driveways within 300 feet of the property. Matthews | DCCM: See additional aerial exhibit showing all driveways within 300 feet of the property. 4. If lighting is to be installed in the parking lot, please submit a lighting plan that meets Sec. 24- 161(m). Matthews | DCCM: Lighting plan will be provided upon receipt. Matthews | DCCM: Provided. Please see landscape plans. 6. Landscape islands at the end of parking rows must be at least 5 feet wide. One of the islands appears to be less than 5 feet wide. Please revise. Sec. 24-176(d)(5) Matthews | DCCM: Revised. Please see landscape plans. 7. An automatic irrigation system is required for landscape areas. Please submit an irrigation plan. Sec. 24-176(k) Matthews | DCCM: Please see irrigation plans. 8. Please show that the "Brodie" red cedar meets the definition of a shade tree (mature crown spread of 30 feet or more and height of 35 feet or more). Sec. 23-8 Matthews | DCCM: Revised. Please see landscape plans. 9. Sec. 23-30 requires one 4 inch caliper tree for every 8,000 square feet of development parcel area. Please revise so that there are at least 8 trees that are 4 inch caliper or greater. Matthews | DCCM: Revised. Please see the note on top of the landscape sheet. 10. The portions of the property adjacent to residential zoning must provide a buffer that meets the requirements of Sec. 24-176(i). Matthews | DCCM: Revised. Please see landscape plans. 11. At least 50% of the required trees must be shade trees. Please revise. Sec. 24-176(j) Matthews | DCCM: Revised. Please see landscape plans. 12. Sec. 24-171(g)(2) requires a 6 foot landscape area between the building and walkway. Please revise to provide this landscape area. Matthews | DCCM: Revised. Please see landscape plans. 13. Please show the overhead utilities on the landscape plan and show that trees reaching over 25 feet tall are at least 15 feet from these utilities or revise accordingly. The Vehicle Use Area perimeter buffers should include the entire length of the VUA that is not screened from an adjacent property by a building. Please revise. Sec. 24-176(e)(2) Matthews | DCCM: Revised. Please see landscape plans for buffers. 15. The street frontage shrubs used to form the opaque screen must be at least 3 feet tall, per Sec. 24- 176(e)(1). All other shrubs must be at least 3-gallon. Please revise. Matthews | DCCM: Revised. Please see landscape plans. 16. Shrubs and trees cannot block sight lines for cars pulling out of the property in accordance with Sec. 24-176(l). Please show that this will be met or revise accordingly. Matthews | DCCM: Revised.
