Application Number CIV24-0002 Response to Comments from Submittal #1 Project No. 23107.00 Dear Abriell: On behalf of our client, Ash Properties, please find the following information enclosed for your review. • RAI Response Letter • Revised Stormwater Calculations Report (Signed & Sealed) • Revised Construction Plans (Signed & Sealed) • Photometric Lighting Plan The following is a list of the comments provided to us by email dated February 19,2024, followed by responses by Matthews | DCCM. GENERAL COMMENTS: 1. An FDOT connection permit is required. Please submit FDOT approval. Matthews | DCCM: FDOT permit is pending final review and approval. A copy of the permit will be provided upon receipt. 2. A lighting Plan is required. Matthews | DCCM: Please see attached Photometric Lighting Plan. 3. Sec. 23-30 requires at least 8 trees that are 4 inch caliper. Please revise. Matthews | DCCM: 8, 4” Cal. Shade trees provided. Please see Slash Pine trees on LA1 4. The perimeter (west & east) vehicle use area (VUA) landscape buffer measurement should be from the front of the building to the front property line since there is no building here to screen the VUA. The side perimeter shrubs are 3 feet but not the street frontage shrubs. At least 75% of the street frontage VUA should be screened. Matthews | DCCM: Adjusted accordingly. Please see LA1 6. Please remove the three foot shrubs from the sight lines of drivers pulling out of the site. Sight must be unobstructed from 2 to 8 feet above the grade. Matthews | DCCM: Adjusted. Please see LA1 7. The portions of the property adjacent to residential zoning (this includes the west & east sides towards the back) must provide a buffer that meets the requirements of Section 24-176(i), which includes trees. Matthews | DCCM: Buffers and requirements were added to the plan. Please see LA1. On the west side of the property, we have 5’ landscape buffer near required sidewalk. The other side of 5’ buffer has at least 100’ of natural wood area. According to Sec. 24-176. (f)(i) (2)(e) 8. At least 50% of required trees must be shade trees. See Chapter 23 for approved list of shade trees. Note that Eastern Red Cedar is not on the shade tree list. Matthews | DCCM: Adjusted by adding approved shade trees. Please see plan and plant schedule on LA1. 9. The 2nd Revision submitted did not address the previous Correction Comments: Must provide SJRWMD permit as part of complete submittal. Language must be removed pertaining to SJC in drainage calculations. Matthews | DCCM: SJRWMD permit will be included upon receipt. See revised drainage report for adjusted language.
