Hope you are doing well. I have a listing in Aquatic Gardens; along with two other realtors representing their listings.
I am representing friends that inherited 474 Aquatic Drive and the two other listings are 354& 507 Aquatic Drive.
Some of our Feedback from buyers have been over the concern of townhomes in the neighborhood with owners not
taking care of their properties. There are several townhomes with extremely overgrown yards and some covering the
roof, boats and a lot of junk in driveways and front yards.
Unfortunately,there is not a HOA at Aquatic Gardens and I do not know why it was canceled by homeowners. When
Aquatic Gardens was initially built in 1985-1986,there was a HOA and it was Gated over the Hopkins Creek canal.
It is very frustrating to us I,and our homeowners,to try and sell their properties that have been remodeled and properly
maintained,to have buyers walk away due to unkempt properties in the subdivision.
Th er e has bern a change in the neighborhood that there are more owner-occupied properties rather than tenant
occupied. Still rentals in community and that might be the case for majority of properties listed below.
I drive through and these are properties that are the worst conditions:

Dear Property Owner:
Please be advised, the City of Atlantic Beach Code of Ordinances includes rules and regulations governing
construction activities and also maintenance standards for property within the City. These standards are set forth
in the International Property Maintenance Code and the Florida Building Code and were adopted as part of the
City of Atlantic Beach Code of Ordinances in Chapter 6, Article II, Section 6-16.
A code enforcement inspection at 369 AQUATIC DR was conducted on 8/1/2024. The City of Atlantic Beach
Code Enforcement has found your property to be in violation of the City of Atlantic Beach Code of Ordinances:
NATURE OF VIOLATION: Lawn is overgrown and in need of mowing.
APPLICABLE CODE: IPMC Sec. 302.4 Weeds. All premises and exterior property shall be maintained free
from weeds or plant growth in excess of twelve(12)inches. All noxious weeds shall be prohibited. Weeds shall
be defined as all grasses, annual plants and vegetation,other than trees or shrubs provided; however,this term
shall not include cultivated flowers and gardens.
This letter requests that the noted violation(s) be corrected by mowing the lawn within five (5) days of the
receipt of this notice.
Thank you for your cooperation in this matter. Failure to correct the violation by the required date may result in
this case being referred to the Code Enforcement Special Magistrate resulting in fines up to two hundred fifty
dollars ($250.00) per day. Upon completion of the action required, it is your responsibility to contact me and
