Dear Oceanwalk neighbors,
I want to inform you that the Estates of Atlantic Beach has agreed to allow the city to directional drill
the sewer line that will border our community. Directional drilling is a process of driiling under
ground for placement of utility lines instead of clearing land and placing the lines by digging
trenches. This means the new sewer line will be placed without removing the trees which
several homeowners were opposed to. This also means the sewer line will NOT be run through our
community (Oceanwalk)which would have been disruptive and unsightly for several months. I
want the Oceanwalk community and the community at large to be the peaceful beach neighborhood
that we all moved here to enjoy. For those of you who attended the last commission meeting, I want
the civility restored. I am truly sorry about the friction this has caused in our community. There were
circumstances I could not control. The change to directional drilling should end the friction and
hostility. I certainly hope and pray that it does.
Due to current market conditions I have no plans to develop the EAB property in the near future. In
fact, we have allowed our permits for development to expire. Perhaps the additional time will give us
an opportunity to discuss sale of the EAB property to the City or a land trust so that it become a
public park. I am a minority owner of EAB but I will do everything I can to make that happen. Much
has been said about the possibility of the EAB property becoming a high density development
and/or a pass through to Mayport Road which would create so much unwanted traffic on Selva
Marina Drive. EAB's contract with the City prevents that from happening. Even without the contract,
I would never do anything detrimental to Oceanwalk or Atlantic Beach. I love this community. It is
my home and I hope it will always be my home. Whatever happens in the future regarding the EAB
property or anything else, I hope any discussions will be with civility and a positive tone.
I am grateful to all who have helped us reach this WIN/WIN solution. NO TREES CUT DOWN
BEHIND OUR NEIGHBORHOOD and NO CONSTRUCTION THROUGH OUR STREETS. I
hope everyone will put this issue in the past so we can restore peace and harmony to
our community. I, for one need to focus on my family and encourage everyone else to do the same
thing. Please enjoy the upcoming spring and summer. The grass and plants are turning green again
and the ocean is warming up.

I am fine with Pauls changes,so we all are on the same page. My goal was to make sure the city was going to
clear and mitigate the full 50 ROW as previously discussed for the proposed easement and ROW so I do not
have to come in and do that at a later date risking the damage to your line and the issues any clearing brings. It
appears we have achieved that. I think your engineers ,my engineers and myself can locate the road, current
anticipated utilities and future utilities for the clearing limits so you can clear and mitigate any trees within the
50 ROW for the future road construction.
Hope your wife is well.
We can proceed if we are all in agreement so you lose no time and can start your process.
