1. Please provide a site plan showing the setbacks from the new cooler to property lines. Provide the
existing and proposed impervious surface area.
Response: We have added a new and existing site plan to project set. The building side setbacks
are 0’. See sheets C-1 and C-2. There is no change in impervious surface. We have included a
survey from 2017 showing the previous walk-in cooler and concrete. Since then, the asphalt
driveway has been replaced with pavers.
2. Please provide a site plan with parking calculations demonstrating the ADA parking requirements will
be met, there will be 1 parking spot per 400 square feet of gross floor area, and 1 bike rack per 10
spaces plus 2 are provided.
Response: The parking count and bike rack have been noted on sheet C-2.
3. Please provide the current assessed value of the parcel improvements.
Response: The GC will provide the value of the parcel improvements. Sine we are exceeding 20%
of the value of the building, we have provided additional landscaping to meet the land development
regulations.
4. Please submit a business tax receipt to the finance department.
Response: The tenant will provide the building tax receipt.
