Thank you for your submittal for the construction of the Alderman residence, the last house to be constructed in Atlantic
Beach Country Club. The ABCC Architectural Review Board has reviewed the construction documents for the house, the
site plan and landscape plan and the pool plan. The house design is in compliance with the community requirements
and architectural pattern guidelines. We don't have any comments concerning the house design, materials or colors.
Following are our comments concerning the site, landscape, hardscape and pool:
SURVEY, SITE PLAN, LANDSCAPE PLAN AND POOL PLAN
We requested a copy of the survey in order to review the impervious percentage and to verify the setbacks.
1. The impervious area appears to be within the allowable 65 percent utilizing pavers with a 50% pervious rating
in the utility yard, Please submit the cut sheet for the proposed pervious pavers for our review.
2. The floor plan shows the utility yard with a six foot high wall and gate on the street side and a six foot high
fence along the neighboring property to the north. The utility yard must be screened by a solid wall to provide an
opaque sight and sound barrier. Recommend a stucco wall along the side property line at least four feet high. Provide
an area within the utility yard for trash receptacles.
3. The site and landscape plans indicate two different driveway layouts - an approximately 30 foot wide
driveway from the street edge to the garage and another with an approximately 20 foot wide driveway at the street
edge and widening to access the third garage door. The width of the driveway shall not exceed 22 feet (plus turn -in
flares) from the street edge to the far edge of the sidewalk. Beyond the sidewalk edge, the driveway can widen on one
or both sides to access all three garage doors. Provide a driveway layout that meets this criteria.
4. The survey indicates that the front/rear and left/right side property lines are not parallel. The front of the
house is placed parallel to the front property line 20.5' away. There is no string of dimensions from the front property
line to the back edge of the pool deck but a dimension of 1.59' is indicated from the rear edge of the deck to a point on
the rear property line that is not parallel to the deck edge. Verify with the City of Atlantic Beach that the setback from
the property line to the pool deck of 1.59and to the water's edge of 4'-9" is acceptable. We recommend reducing the
pool width by one foot to assure that it fits.
5. The landscape plan indicates synthetic turf in the rear yard to the north of the pool and river rock to the west
and south of the pool. Synthetic turf is allowed in a fully fenced rear yard but is not allowed to be installed within 18
inches of a side or rear lot line. In this border area, shrubbery or hedges with a minimum height of 24 inches shall be
planted to block the view of the synthetic turf from neighboring properties. See the Specific Landscape Guidelines in the
Architectural, Landscaping, and Community Standards Guidelines available on the homeowners' website at
abcchoa.com. Continue the border planting along the fence line between the pool deck and the fence. Consider
replacing the river rock with synthetic turf.
6. In the area
between the house and the pool
deck, we
recommend providing a raise
planting
area at the height
of the deck.
