Old Comments
1. Height: The maximum allowable height is 35 feet as measured from grade to the highest feature.
Portions of the building exceed 35 feet as measured from grade. Please revise the plans so that no
portion of the building exceeds 35 feet as measured from grade.
2. Fencing: Please clarify fencing material and height by location and its status as existing or new for all
fencing on the property.
3. ' Survey: Please provide a legal survey of the property.
4. Parking: Please provide parking calculations for the project including the existing warehouse/office
building sharing parking to the west.
5. Sign: All signs are to be permitted separately. The existing freestanding sign is nonconforming. The
demolition of the multiple commercial storefronts will result in a change in sign face greater than 25
percent, which requires the sign to be made conforming. The existing sign will need to be made
conforming.
New Comments
6. Site Plans: The architectural site plan does not match the landscape plan. Please clarify the correct
plan to be used and sync all plans accordingly.
7. Dumpster Screening: In conjunction with number 2 above, section 24-160(b) requires screening of
dumpsters. Please show that this requirement is met on the plans.
Landscape Plan Comments
8. Street Frontage Buffer: Section 24-171(g)(1) requires a 10 foot wide landscape buffer along Atlantic
Boulevard except for driveways. Please revise plans accordingly. This will also meet the requirement
for 10 square feet of landscaping per linear foot of street frontage.
9. Building Front Landscaping: Section 24-171(g)(2) requires a 6 foot wide landscaped area between
walkways and the building except for entrances. Please revise plans accordingly.
10. Landscape Islands: Section 24-177(c)(4) requires all rows of parking to terminate in a landscape
island. Portions of the parking on the west side of the building do not follow this requirement. Please
revise plans accordingly.
11 VUA Landscaping: Section 24-177(c)(1) requires 10 percent of vehicular use areas to be landscaped.
Please revise plans accordingly. Meeting number 9 above will likely reach this level.
12. Residential Buffers: Section 24-177(e) requires landscaping between commercial and residential
uses. Plans note this requirement but do not show the actual landscaping. Please revise the plans to
show the required landscaping along the north end of the west property line and along the north
property lines.
13. Dimensions: Please show dimensions where specific measurements are defined by code such as
buffers and landscape islands. Trees spacing is not necessary.
Informational Comments
14. Fencing: Section 24-177(e)(2)(c) requires a visual screen between residential and commercial uses but
does not allow chain link fencing. Section 24-171(f) prohibits chain link fencing within 100 feet of
Atlantic Boulevard. This encompasses most of the site. Section 24-167 requires the buffer fencing to
be at least 5 feet tall and 8 feet tall.
