Mr. Ross,
This letter selves to confirm that the proposed gas station at 535 Atlantic Boulevard requires no concurrency
certificate. According to Section 24-276 (a) of the City of Atlantic Beach Land Development Regulations,
"permits that do not authorize an increase in Ike square feet of the development shall be deemed no impact
projects and shall not require a concurrency certificate". The proposed project is significantly smaller than the
existing 20,000+ square foot structure.
