Page 2 Response to Comments Application# 2. I will need clarity on the size of the palms to be planted since that was not identified in the new plans. Response: Adjusted landscape schedule for palms at 12" min. caliper. 3. There is now proposed removal in the right-of-way which is calculated at a different rate so those are on a separate sheet. Response: Separated mitigation table and summary for right-of-way. 4. While you are well short on mitigation across all types of trees, it should be noted that you must replace at least 25% of legacy trees removed with new legacy tree species. You are still short of this requirement. Response: Preserved trees are greater than 3" diameter to receive mitigation credit Please see sheet M-1 for preserved trees. PRE-DEVELOPMENT SITE INFORMATION This 0.9 acre piece was previously developed and was occupied by one single family home as well as a triplex residential unit until 2016. The property drained to the public infrastructure along Ahern Street and East Coast Drive. Due to its proximity to the ocean, we have noted through site visits that the soil is very sandy with a low groundwater table. POST-DEVELOPMENT SITE INFORMATION This project will bring 4 townhome buildings with pervious parking and paver courtyards. All stormwater runoff will be collected and taken to two dry swales along the northside of the project. The ponds have been sized to provide treatment to dry retention standards of the F.A.C. and attenuate the 25 year 24 hour and mean annual storm events. Due to the total size of the project (0.90 acres) and with an impervious area less than 2 acres, this permit is being processes as a 10/2 Self Certification through the FDEP website. Maintenance The applicant will be responsible for all maintenance. S � PROJECT DESCRIPTION Ahern Townhomes Atlantic Beach, Florida The project involves the construction of 4 buildings with 3 townhome units with associated infrastructure at the intersection of Ahern Street and East Coast Drive. PRE-DEVELOPMENT SITE INFORMATION This 0.9 acre piece was previously developed and was occupied by one single family home as well as a triplex residential unit until 2016. The property drained to the public infrastructure along Ahern Street and East Coast Drive. Due to its proximity to the ocean, we have noted through site visits that the soil is very sandy with a low groundwater table. POST-DEVELOPMENT SITE INFORMATION 1 This project will bring 4 townhome buildings with pervious parking and paver courtyards. All stormwater runoff will be collected and taken to two dry swales along the northside of the project. The ponds have been sized to provide treatment to dry retention standards of the F.A.C. and attenuate the 25 year 24 hour and mean annual storm events. Due to the total size of the project (0.90 acres) and with an impervious area less than 2 acres, this permit is being processes as a 10/2 Self Certification through the FDEP website. Page 2 Response to Comments Application# 2. I will need clarity on the size of the palms to be planted since that was not identified in the new plans. PROJECT DESCRIPTION Ahern Townhomes Atlantic Beach, Florida The project involves the construction of 4 buildings with 3 townhome units with associated infrastructure at the intersection of Ahern Street and East Coast Drive. PRE-DEVELOPMENT SITE INFORMATION This 0.9 acre piece was previously developed and was occupied by one single family home as well as a triplex residential unit until 2016. The property drained to the public infrastructure along Ahern Street and East Coast Drive. Due to its proximity to the ocean, we have noted through site visits that the soil is very sandy with a low groundwater table. POST-DEVELOPMENT SITE INFORMATION This project will bring 4 townhome buildings with pervious parking and paver courtyards. All stormwater runoff will be collected and taken to two dry swales along the northside of the project. The ponds have been sized to provide treatment to dry retention standards of the F.A.C. and attenuate the 25 year 24 hour and mean annual storm events. Due to the total size of the project (0.90 acres) and with an impervious area less than 2 acres, this permit is being processes as a 10/2 Self Certification through the FDEP website.
