Dear Sonya,
I own the property at 171 Club Drive. I am writing to enquire about the compliance to building code of the house under construction at 151 Club Drive.
My property is on the West side of 151 Club Drive. I understand that there is a 5 foot minimum setback to the property line, with which I believe the foundation is in compliance. However,
as you can see from the attached photo, the second story extends beyond the building foundation by approximately 1 foot, and the roof overhang extends further.
I was hoping you could explain the rationale behind the minimum setback. I assume the rationale for the setback is for safety and preservation of one's harmony and privacy of their
property. If this is the case, it seems that the 151 Club Drive design intends to challenge the 5 foot minimmum setback by extending the second story and overhang beyond this minimum.
As I also have a second story, this encroaches over the setback.
