331 Ahern Street Zoning Review Comments
1. Townhomes or Duplex: Will this project be maintained as one property under one owner (duplex)?
Or will the project be split into two properties with two different owners (townhomes)?
2. Height: Maximum height is 35 feet as measured from one of the following two conditions as
applicable (24‐17):
a. Not in a flood zone and with less than 2 feet of change in elevation on the lot are measured
from the highest established grade or the average calculated grade if preferred.
b. Not in a flood zone and with more than 2 feet of change in elevation on the lot is measured
from the average calculated grade.
Please show revised height measurement in plans.

3. Height to Wall Plate: The maximum vertical height of an exterior wall is 22 feet measured from the
finish floor of the first floor.
4. Third Floor Footprint: The interior footprint of the third floor area cannot exceed 50 percent of the
second floor interior footprint.
5. Side Wall Planes: Exterior side walls on the second and third floors cannot be longer than 35 feet.
They must be offset by at least 4 feet or have design features that break up the wall as defined in
Section 24‐172(1).
6. Landscape Plan: A landscape plan is required which includes a tree removal permit if any trees are to
be removed. You will need to show all trees being preserved and/or planted because there is a
requirement to have one 4 inch tree for every 2,500 square feet of property (23‐30). This would mean
16 inches of trees preserved and/or planted for your project. Within those minimum standards, you
must have two 4 inch shade trees where at least one is located in the front yard.
