Mr. Kooba,
In response to your request for a letter verifying that internet car sales are a permitted use at 675
Atlantic Boulevard for your state dealer's license, we have drafted the following.
This property is located within the Commercial General (CG) zoning district. Section 24-
111(c)(10) identifies automotive sales as a use-by-exception in the CG zoning district. A use-by-
exception is an approval granted by the City Commission after a public hearing process. A use-
by-exception allowing automotive sales has not been approved for this location.
However, the nature of internet based car sales can be very different than typical car dealerships
and require nothing more than an office to work out of. As a result, an internet car sales operation
that does not display or otherwise keep cars that are for sale on site can be considered as a business
or professional office identified in Section 24-111(b)(5). Business or professional offices are a
permitted use and approval is granted administratively.
Based on your described business plan,we can verify that an internet based car dealer is a permitted
use at this location as a business or professional office, with the understanding that all cars will
have valid registration,as described in your March 9th letter attached to this letter,and the cars will
not be displayed for sale with price tags or banners or the like.
