The plans submitted for the Atlantic Beach Country Club are not approved in the submitted status. The following issues must be addressed prior to approval by this office.
Regarding the bridge portion:
NFPA 1 - 18.2.3.4.5.3 Vehicle load limits shall be posted at both entrances to bridges where required by the AHJ.
Post the load limits as reflected in the signed and sealed letter dated April 24, 2014 from Zeyn Burhan Uzman, PE stating a bridge load of 72,000 pounds with occasional 84,000 pound
load.
Regarding the site plan for Atlantic Country Club:
1. NFPA 1 - 18.2.3.4.1.1 Fire department access roads shall have an unobstructed width of not less than 20 ft.
Sheet 10 west side of project north of gated entrance the access road extending north to the second single story building does not meet the above criteria.
2. NFPA 1 - 18.3.1* An approved water supply capable of supplying the required fire flow for fire protection shall be provided to all premises upon which facilities, buildings,
or portions of buildings are hereafter constructed or moved into the jurisdiction.
Provide a fire hydrant within 500’ of the remote point of the above noted building. Also on the east side of the development to the west and south of the bridge, sheet 56 indicates a
cul de sac with no fire hydrant provided.
3. NFPA 1 - 18.4.5.1.1 The minimum fire flow and flow duration requirements for one- and two-family dwellings having a fire flow area that does not exceed 5000 ft2 shall be
1000 gpm for 1 hour.
Provide fire flow modeling showing the expected flow rates for the hydrants to be installed in this development that meet or exceed the above required minimum. If this minimum is not
provided, reductions may require provision of fire sprinkler systems for each structure.
For future developments I would suggest that all parties, including the Fire Marshal’s Office of Plan Review be provided plans for review very early in this process.
