SMCC - Revised Conceptual Site Plan for Atlantic Beach Partners SPA - 9Erika-- I just spoke to the developers. They are considering the new schedule and may or may not revise the site plan. So, until I advise, please just assume we're staying on the current track. T.R. Hainline Cc: Griffin, Michael; Alan Jensen Subject: RE: SMCC - Revised Conceptual Site Plan for Atlantic Beach Partners SPA Mr. Hainline, I have one appointment scheduled 11:00-11:30 this morning, but otherwise, I am available. It is my opinion that such a change would require being heard again by the Community Development Board, since one of the “selling points” was the relocation of units away from the residences on Selva Marina Drive / Selva Linkside / Selva Lakes. And, apparently Michael Griffin discussed this with Alan Jensen at last night’s Code Enforcement Board meeting, and Alan concurs. If a submittal is received by tomorrow afternoon (May 17th), I, along with staff from the Building Dept will work to get notices to adjacent property owners put together and in the mail Friday afternoon in order to make the 30-day requirement for the June 18th CDB meeting. If tomorrow’s deadline is met, this would be the schedule unless the City Commission chooses to call a special meeting, moving 1st and/or 2nd reading up. At any rate, our notice requirements are a minimum of 30 days mailed notice to adjacent property owners, prior to each meeting. • Community Development Board – June 18, 2013 • City Commission o Workshop – Jul 22, 2013 o 1st Reading – Aug 12, 2013 o 2nd Reading – Sep 9, 2013 Erika Hall Principal Planner City of Atlantic Beach 800 Seminole Road Atlantic Beach, FL 32233 (904) 270-1605 ehall@coab.us From: T.R. My questions are procedural: If we propose a revised Conceptual Site Plan, will we need to be heard again by the Community Development Board? If so, how will this change our hearing schedule? Thanks, and I look forward to talking to you. T.R. Hainline; 'Leed Silverfield'; 'Gary Silverfield'; 'Billy Howell'; 'Susan Wood' Subject: SMCC - Revise SPA from 180 lots to 200 lots Jim, Per our conversation, attached is a site plan showing the 200 lots with the 5.93 acre collateral parcel, highlighted in yellow. Also, included is a colored site plan of the 174 lots. The 5.93 acres will be excluded from the conservation easement/deed restriction for a period of five (5) years, at which time, the conversation easement would either be extended over the collateral parcel or the collateral parcel would be developed into a maximum of 26 lots if Selva Marina Country Club fails to repay the loan. As discussed, TR intends to advise Erika of the need to revise the density from 180 to 200 lots and ask procedurally what needs to be done. If you have any questions, please advise. Thanks again for your assistance in this matter.
