THIS REVIEW IS ONE OF MULTIPLE DEPARTMENT REVIEWS.
Revisions may not be submitted until ALL departments have completed their respective reviews.
Revisions submitted MUST respond to EACH department review. Submittals that respond t o only one or a
few correction items will not be accepted.
Correction Comments:
1. Survey: Section 24-67(c) requires a certified survey. Please provide a certified survey.
2. Setbacks: Section 24-67(c) requires a site plan showing setbacks. Please provide a site plan showing
setbacks from all new elements to property lines.
3. Street Landscape Area: Section 24-177(d)(1) requires 10 square feet for each linear foot of vehicle use
area along street frontage with a minimum of 5 feet of width at any point. Please show that this
requirement is being met or revise plans accordingly.
4. Street Front Trees: Section 24-177(d) (1)(c) requires one tree for every 25 feet of vehicle use area
along a street. The plans call for one tree for every 50 linear feet of frontage. Please revise accordingly.
5. Tree Counts: Section 24-77(f)(2) requires that half of all trees be shade trees. Palms can be used at a
ratio of 4 palms to 1 shade tree. With this in mind, the total number of trees is below what is required
and even more so when the extra trees are added along the street frontage. Please revise plans
accordingly.
6. Freestanding Sign: Page C-010 calls for the existing freestanding sign along Atlantic Boulevard to be
removed and relocated. Where will this sign be relocated to? Note the current sign is nonconforming
will have to be made conforming when relocated or replaced.
7. Concrete Pads: Various concrete pads are shown around the parking spaces on page C-110. What is
the purpose of these concrete pads?
8. Dumpster Access: The new dumpster location is shown to be accessed for pickup from the property to
the north on page C-110. Is there an agreement in place to allow for this access and how will the
parking spaces on the adjoining property be changed?
9. Demo Plan Conflict: Page L-1 shows an approximately 5 foot wide landscape area along the eastern
property line where the demo plan on page C-010 shows concrete that is not shown to be removed.
Note that Section 24-77(d)(2)(a) requires a 5 foot wide landscaping area between vehicle use areas and
property lines. Please revise accordingly.
10. Tree Removal: Section 23-21 requires a Tree Removal Permit for any trees removed within 2 years of
this project. Please submit a Tree Removal Permit Application if any trees are to be removed or were
removed in the last 2 years. If no trees are to be removed or were removed, then please fill out an
Affidavit of No Tree Removal. Both forms are available on the city website under “Planning and
Zoning” and at City Hall.

indicating a triangle with the revision sequence number within it and located adjacent to the cloud. The revision date
and revision sequence number shall also be indicated in a conspicuous location in the title block for each sheet on which
a revision for that sequence occurs. For projects still in the initial review stage and permit pending, all sheets with
