Revisions submitted MUST respond to EACH department review. Submittals that respond to only one or a
few correction items will not be accepted.
Correction Comments:
Tree Removal: Please submit a tree removal permit for the removal of the palm trees.
Concrete Pads: Please identify the intended use of concrete pads located near the parking in the front.
Shrub & Tree Sizes: Please identify the caliper of the ligustrums (2” caliper minimum) Also, the shrubs along
the Atlantic Blvd must be at least 3 feet tall, per Section 24 -177(d)(1). Please revise accordingly.
Perimeter Landscape Buffers: Page L-1 shows a 5 foot wide landscape buffer along the eastern and western
property lines, however, t he demo plan shows concrete in this area not shown to be removed. Note that Section
24-77(d)(2)(a) requires a 5 foot wide landscape buffer along vehicle use areas and property lines. Please revise
accordingly.
Front Landscape Buffer: The City’s Commercial Corridor Overlay requires a 10’ landscape buffer along the
front of the parcel. However, we are allowing you to encroach on this buffer by 5 feet to accommodate parking.
We ask that you cut the excess concrete diagonally along the ends of the parking spac es in the front along
Atlantic Blvd.
Street Frontage Landscaping Area: Three shade trees are required for the street frontage landscaping. The
ligustrums are on the City’s understory tree list (not the shade tree list), meaning they count as ½ of a shade
tree. Further, all landscaping/trees for the frontage requirements must be within 25’ of the right of way. As
such, you are one shade tree short of meeting the minimum required. We recommend moving the second oak
along the western swale to the eastern swale (within 25’ or the right of way), doing so would satisfy all
minimum tree requirements.
PUD Letter: A PUD Verification Letter is said to be included within the permit package. Can you please clarify
what letter this is referring to?
Resubmittal Notes:
All revisions and changes shall clearly stand out from the rest of the drawing on the sheet as a revision by way of
completely encircling the change with “clouding”. The revision shall also be identified as to the sequence of revision by
indicating a triangle with the revision sequence number within it and located adjacent to the cloud. The revision date
and revision sequence number shall also be indicated in a conspicuous location in the title block for each sheet on which
a revision for that sequence occurs. For projects still in the initial review stage and permit pending, all sheets with
revisions shall be inserted into each set of drawings. The original sheets must be clearly marked “VOID” but are to be left
within the set of drawings. Complete new sets of drawings will not be accepted. ADDITIONAL ITEMS MAY BE REQUIRED
DEPENDING UPON NEW INFORMATION AND CLARITY OF FINAL PLANS SUBMITTED FOR REVIEW.
