Dear Mr. Christenson:
Thank you for providing the site plan depicting the location of skateboard ramps. The locations of
these structures as shown on the site plan comply with setback requirements related to such structures
in that these are all located at least 15-feet from West Third Street and 20-feet from Mayport Road.
There is an issue, however, with respect to the parking along the West Third Street right-of-way. It
appears that approximately six-feet of the length of these spaces extend into the right-of-way. Off-
street parking spaces that are required for a business must be provided fully within the site of the
business. Parking which encroaches into a public right-of-way cannot be used to count towards the
required number of parking spaces. Please provide a survey that shows both the square footage of the
building, the outdoor ramp area and the number of spaces fully located on your property to meet the
required number of space for both Liquid Nation and Skate World. Parking spaces must be a
minimum of 10-feet in width and 20-feet in depth, and required ADAAG parking spaces must also be
shown. The parking requirement is one space for each 300 square feet of gross floor area of the
building, and one space for each 300 square feet of outdoor area used for skateboard ramps and the
like.
