RE: Property at West Third Street and Camelia Street
COMMENTS: The property you have inquired about is zoned RS-2
(Residential, Single-family) and the Comprehensive Plan Land Use
designation is RM (Residential, Medium density). The property consists of
one platted lot and one-half of the adjacent lot to the north. A second
residential dwelling unit would not be permitted on this property; however,
an expansion of any existing structure and Accessory Structures that are
allowed by the City’s Zoning regulations would be allowed provided that
such structures meet setbacks, impervious area limitations, and other
applicable building code and permitting requirements. (It appears that this
property may possibly contain jurisdictional wetlands. If that is the case,
any development could be subject to state agency permitting requirements.)
I have provided applicable regulations related to The RS-2 Zoning District
and Accessory Structures.
