Parham, Jr. Rogers, Towers…. 1301 Riverplace Boulevard, Suite 1500 Jacksonville, Florida 32207 Re: Zoning and Land Use verification for proposed additions and renovations to an oceanfront residential property located at 41 6th Street within the City of Atlantic Beach (RE ID No. 170112-0000) Dear Mr. Bateh: This letter serves to confirm that the above referenced property is zoned Residential, Single- family (RS-2) and is located within a RL (Residential, Low Density) future land use designation as established by the adopted 2015 Comprehensive Plan for the City of Atlantic Beach. Subject to all other applicable permitting requirements, Florida Building Codes and final permit application submittal, the expansion of a second story balcony on the east side of the house and an addition to the south side of the existing house as proposed are consistent with the City’s Zoning and Land Development Regulations and also the terms of a Zoning Variance approved for the balcony and addition to the primary residence. A proposed second story addition and structural renovations to the existing cottage will also be consistent with the City’s Land Development Regulations and the Comprehensive Plan.
