Re: Renovation and modifications to existing second unit
Dear Mr. Long:
I write in reply to your questions regarding the renovation of the existing second dwelling unit and
garage located on your property at 332 Third Street. Your lot is located in the area of the core City that
was recently rezoned from two-family (RG-1) to single-family (RS-2). Special provisions were
included as part of that rezoning, and also in the amended zoning regulations, which address existing
uses in this area. These regulations would allow you to modify the second unit now existing on your lot
as you have proposed, subject of course, to compliance with applicable building codes.
In regard to your question about maintaining an enclosed garage, there is no requirement in City zoning
regulations that an enclosed garage be provided on residential lots. You must, however, maintain
adequate driveway area for four parking spaces (two spaces for each dwelling unit) as required by the
