RE: Zoning designation for 345 First Street, City of Atlantic Beach
COMMENTS: The zoning designation of this parcel is RS-2 (Residential,
Single-family). This parcel is located within that area of the “Core City”, which
was rezoned from RG-1 (Two-family) to the current single-family designation in
November of 2001. At that time, a special condition was adopted by the City
Commission allowing property owners to proceed with plans to construct
duplexes in this area for a period of year. In accordance with that provision,
Building Permits must be issued and construction commenced by November 26th
of this year. I have provided a copy of that rezoning ordinance.
I have also enclosed provisions included in the City’s Land Development
Regulations, which were adopted to address existing duplexes.
