Re: Via Mare - required on -site parking spaces
Dear Mr. Davie:
In reviewing your proposed Site Plan for the renovation of the Ahern Street multi -famly
properties, it is apparent that you are proposing to use the public right -of-way along Ahern
Street to meet required parking for this redevelopment project. This project is a major
redevelopment in an area of the City where parking is already constrained, and the City has
not permitted other development to utilize public right -of-ways to meet required parking in
any area of the City. As proposed, this project requires 52 parking spaces, and as required
by City regulations, parking must be located within the property bo undaries. Public right -of-
way cannot be used to satisfy Off -Street Parking requirements. Additionally parking spaces
must meet the required size dimensions of 10 -feet by 20 -feet.
All residential Uses: Two (2) spaces per Dwelling Unit . Parking for residential uses shall be
located within paved or stabilized driveways, Private Garages or carports or such areas intended for
the day-to-day parking of vehicles. Vehicles shall not be routinely parked within grassed or
landscaped areas of a residential Lot. Mechanical or other automotive repair work on any motor
vehicle shall not be performed out -of-doors within any residential Zoning District, except for minor
maintenance or emergency repair lasting less than eight (8) hours and performed o n a vehicle owned
by the occupant of the residential property.
Parking Space, Off-Street shall mean a space consisting of an area adequate for parking motor
vehicles with room for opening doors on both sides, together with properly related access to a public
Street or alley and maneuvering room, but located totally outside of any Street or alley Right -of-
way . Width, depth and arrangement of Parking Spaces shall conform to the requirements of Section
