392 11th Street ZRC 11.17.2014 November 17, 2014 392 11th Street Zoning Review Comments 1. Garage Setbacks: Please verify the side yard setback for the detached garage. 2. Height: Please verify that the overall height is measured from grade. The calculated average grade should be used or the highest established grade may be used if the lot has less than two feet of variation as demonstrated by a certified topographical survey. 3. Trees: The Tree Removal Permit for the larger property 1075 Seminole Road that this property was a part of indicates that no trees would remain on this lot after tree removal. Please show on a landscape plan; the location, type and size of trees to be planted. Based on the size of the lot, you must have at least three 4 inch caliper trees on the lot. In addition, Old Atlantic Beach Design Standards require that two of those trees be shade trees where one must be in the front yard. 4. Side Walls: Old Atlantic Beach Design Standards require that second floor exterior side walls not be more than 35 feet long without an architectural feature to break them up. The second floor wall on the west side is longer than 35 feet. 5. Building Placement: The updated site plan appears to shows the walls of the building meeting the 7.5 foot side yard setback but the colored areas representing the building space shows the old 5 foot setback location. Please revise for clarity. 6. Rear Elevation: The rear elevation is not consistent with the floor plans and other elevations. The overhangs above the windows on the west side of the house are shown on the east side. Please revise for clarity. Derek W.
