392 11th Street 2nd Zoning Review Comments
1. Side Walls: Old Atlantic Beach Design Standards require that second floor exterior side walls not be
more than 35 feet long without an architectural feature to break them up. The second floor wall on
the west side is longer than 35 feet. The awning feature shown in the revised plans does not
sufficiently break up the horizontal and vertical wall of the second floor. Please revise with a feature
that further breaks up the vertical wall of the second floor.

2. Garage Setbacks: Please verify the side yard setback for the detached garage. This was verbally said
to be 5 feet from the eastern property line. However, the 20 foot setback from the western property
line and a 24 foot wide building results in 6 feet on the east side.
3. Trees: The Tree Removal Permit for the larger property 1075 Seminole Road that this property was a
part of indicates that no trees would remain on this lot after tree removal. Please show on a
landscape plan; the location, type and size of trees to be planted. Based on the size of the lot, you
must have at least three 4 inch caliper trees on the lot. In addition, Old Atlantic Beach Design
Standards require that two of those trees be shade trees where one must be in the front yard. Also,
please remove the removed trees from the site plan.
4. Building Placement: The updated site plan appears to shows the walls of the building meeting the
7.5 foot side yard setback but the colored areas representing the building space shows the old 5 foot
setback location. Please revise for clarity.
