Dear Mr. and Mrs. Mullen:
The Building Department has questioned me regarding the remodel of your property at 1160
Beach Avenue, specifically with regard to the number of dwelling units the completed
renovation project is permitted to contain. The Building Department has advised that the project
appears to be planned with a complete second dwelling unit upstairs. I have informed the
Building Department that property records and all representations related to your variance
request indicate that this is a single-family residence, and that the relocated stairs, for which you
received a Variance, were to access upstairs laundry areas and family areas and not to provide an
access for a separate dwelling unit.
To clarify in the case that there is any confusion, this residence is only permitted to be a single-
family residence. Your second floor may contain Guest Quarters with a Kitchenette, but it
cannot contain a full residential dwelling unit, and cannot be occupied as such. Please call me at
