1879 Beach Avenue ZVL (Eric Petroni) 11.12.2002 November 12, 2002 Eric Petroni 1879 Beach Avenue Atlantic Beach, Florida 32233 Re: Proposed addition to existing Garage Apartment located at 1879 Beach Avenue Dear Mr. Petroni: I have reviewed the elevation calculations provided by your surveyor; however, only your licensed contractor, builder or architect can determine whether you can achieve the proposed addition within the twenty-five (25) foot height limitation. If the Calculated Average Grade of the site is sixteen feet, nine inches (16’9”), any vertical addition to the garage apartment is limited to a maximum height that does not exceed 25-feet above the 16’9” NGVD. I have no means of verifying at what height the existing garage apartment is constructed above this Average Grade. Your project designer should be able to assist you with this based upon approved plans for the existing structures that are on the lot, the new survey data and the addition you desire to construct. Please be aware that that a current signed and sealed survey verifying the Calculated Average Grade would have to be submitted along with any application for building permits. I would also note that the Finished Floor Elevation of the main house is denoted at 13.34 feet, and all of the new elevation points shown on the survey range from 14 – 19 feet. It appears that the main house is constructed at a first floor elevation substantially above the surrounding lot, so you may wish to ask your surveyor to explain this discrepancy.
