Dear Mr. Kirsten:
This letter serves to confirm that the above referenced property is zoned Residential, Single-family
(RS -2) and is located within a RL (Residential, Low Density) future land use designation as
established by the adopted Comprehensive Plan for the City of Atlantic Beach. The City's Land
Development Regulations recognize the existing structure as a lawful nonconforming structure and
provide for construction of the proposed new deck roof in that the new roof does not exceed the
limits of the existing structure with respect to setbacks. Subject to all other applicable permitting
requirements, present use of this property and the proposed new deck roof, as depicted within the
application for a Building Permit, is consistent with the City's Zoning and Land Development
Regulations, the Comprehensive Plan, and does not contravene local setbacks and zoning codes.
