These parcels have a Zoning District classification of RS-2 (Residential, Single-Family). The Future Land Use designation, as established by the adopted Comprehensive Plan, is RL (Residential, Low Density.) These two lots are entitled to be redeveloped as two separate lots, provided that the existing residence is demolished, in that the two lots have been previously developed as a single Development Parcel. (I have enclosed the provision of the City’s Land Development Regulations that addresses this issue, as well as the RS-2 District requirements.) Once the existing residence is removed from the property, a single-family residence would be permitted on each lot, subject of course, to all applicable Florida Building Code requirements and other local Land Development Regulations, as well as any State permitting requirements applicable to coastal construction.
