Goelz 631 Beach Avenue Atlantic Beach, Florida 32233 Re: Application for Zoning Variances for property located at 631 Beach Avenue Dear Mr. Goelz: Your application for a Zoning Variance has been received; however, all information required to be submitted is not included with the application. I have attempted to reach you by phone, but have been unsuccessful. I am unable to determine how to prepare the required notice which must be published a minimum of one week prior to the Community Development Board meeting, therefore, I cannot schedule your request to be heard by the CD Board at their January meeting. Please note that a deed and survey, which shows existing development and proposed development, must be submitted. Also, the form that your application was submitted upon is no longer used by the City. I have provided the new form along with this letter. While we have previously discussed your proposed garage, I remain unclear, based upon your application, what specific variances you are requesting. Your garage currently appears to exist as a Garage Apartment, which is governed by Section 24-88 of the zoning regulations. Garage Apartments are not restricted to the 600 square feet, 12 feet height limitation as set forth in Section 24-151 (b) (1) iii, which provides the applicable standards for detached garages. I have provided applicable sections of the zoning regulations for your consideration. Please call me at 247-5817 with any questions.
