Dear Mr. Dodd:
The City of Atlantic Beach recognizes the above referenced parcel as a Nonconforming Lot of
Record in accordance with Section 24-85 of the City’s Land Development Regulations. The
deeds you have provided indicate that the parent parcel (Lot 11, Block 1, of Donner’s Re-Plat
Subdivision) existed prior to 1971, and Mr. Gerald Sohn purchased the tax deed for that property
in 1974. In 1983, Mr. Sohn deeded the southern 150’ of the lot to Willis Construction Company.
In 1986, Triumph Apostolic Faith Church, Inc acquired the northern 60’ of the lot as a charitable
contribution from Mr. Sohn, and then sold the same to you in 2005.
In accordance with Section 24-85 (b) (1), the parcel may be developed with a single-family
residence subject to applicable Land Development Regulations. Please feel free to contact
