Lots 2, 3 and 4, Block 125, Section “H” subdivision Dear Mr. and Mrs. Rosarius: The division of your existing property into two lots is permitted sub ject to certain conditions. The City’s regulations require that all new lots must be a minimum of 75 -feet in width and 100 -feet in depth. Based upon your survey, the three combined lots could be divided into two 75 -foot wide and 102 -foot deep lots, and m eet the requirements of the subdivision regulations. Since each lot must be 75 -feet in width the proposed new lot line (as you highlighted) would have to be adjusted so that each lot met the required 75-foot width. In order for the division to be ap proved, you will need to have a new survey prepared, and then bring that survey to me at City Hall for approval. That approved survey would need to be recorded along with the new deed at the time the lot is sold. I have attached the relevant sections fro m the City’s Land Development Regulations.
