I understand the issues with the smaller lot size being legal as it were for RS-2. I also believe I understand the related lot use issues in AB as I was involved with two duplex developments there over the last four years. At the time I had worked with Don Ford who I understand has moved on from AB. Of note from previous projects is an added requirement for an on site water detention/retention feature. While I think it works well to verify related issues via email I have been tasked in this due diligence exercise to visit the authorities in Atlantic Beach to go over the site specific development restrictions/guidelines. This is really more a matter of my asking if I am understanding those details correctly and if I have missed anything that might affect what can be done with the property.
