Dear Mr. Puttbach:
The City has received your application for a building permit to develop property on the south
side of Simmons Road. While additional information is needed, including a composite site
plan, landscaping, buffering and drainage plans, the proposed uses are not permitted within
this area. This property is zoned Commercial General (CG), and light manufacturing and
warehousing are not permitted uses within the CG Zoning District.
“Limited warehousing” has in the past been permitted in the CG District, subject to approval
of a Use -by-Exception by the City Commis sion. Changes to the zoning regulations, which are
now pending, eliminate any type of warehousing from the CG District. This change has been
pending as part of general revisions to the zoning regulations since May of this year, and the
ordinance enacting these revisions was approved on first reading by the City Commission of
November 24th, and is scheduled for final reading and adoption this coming Monday night. I
have enclosed a copy of the CG regulations, as will become effective December 08, 2003.
