Doane 79 Shell Road Atlantic Beach, Florida 32233 Re: Lot 8, Block 7, Ocean Grove Subdivision, Unit 1 Dear Mr. Doane: As a follow-up to Mr. Sherrer’s attached letter, please be advised that the above referenced lot, which contains 5,360 square feet of lot area, is not of sufficient size for two dwelling units. The second dwelling unit, which has been added without Building Permits, must be removed. Lot 8 is within the Residential, Low Density Comprehensive Plan land use category. This lot is within the RG-2 Zoning District, which permits single-family, and also two-family and multi-family uses, subject to sufficient lot size to meet the Comprehensive Plan density limitations. The Residential, Low Density category requires 14,500 square feet of Lot Area for a two-family dwelling. While a second dwelling unit with a full kitchen is not permitted, you are permitted to maintain a Kitchenette as defined by the City’s Land Development Regulations, which I have enclosed, and further subject to obtaining required Building Permits.
