Dear Ms. Zetlvay:
I write in reply to your questions regarding 91 Stanley Road. Although this property is zoned
Commercial General (CG), the Comprehensive Plan for the City of Atlantic Beach designates the
use of this property as Residential. Based upon tax records, this property was developed with a
residential use in 1963, and residential use has been maintained since that that ti me. As such,
residential use of this lot is considered a lawful vested use of the property and residential use
may be continued or redeveloped on this property.
