Re: Additional seating areas and permitted activities
Dear Mr. Carr:
The City has received a number of comments from nearby tenants advising that you have
expressed your intent to further expand your business to include an outside seating and smoking
area behind the business, and to add pool tables within the interior space you recently expanded
into. I realize that we are operating on secondhand information since we have not been
informed of such plans by you, and no request for approval of additional seating beyond what
has been previously approved has been made, but I wanted to provide some information so that
you are aware of restrictions that might limit any such plans.
A seating area –and most specifically, a smoking area– behind the business would not be
permitted by the City or the Fire Marshall in such close proximity to the large propane tanks
behind the dry cleaners and directly adjacent to the rear of your business. Any further
expansion in seating will again require a review of parking requirements, and if your plans do
include the addition of pool tables, please be aware that only a single pool table would be
permitted. We have customarily considered a single pool table as a permissible accessory
activity in association with a restaurant, but pool halls or a number of tables such that this
becomes a principal activity of the business is not permitted within the Commercial General
(CG) Zoning District. I have enclosed a copy of the regulations which address any type of
