Bohr property (being a portion of Lot 1, Division 3, Andrew Dewees Grant, Section 37, Township 2, Range 29 East) Dear Michael: The reconfiguration of Ms. Bohr’s property into two lots -Parcel A and Parcel B- as depicted on the attached Site Plan is consistent with the provisions of Section 24-189 of the City’s Land Development Regulations. The reconfigured parcels would be consistent with the RG-2 Zoning designation and the Residential, Low Density Comprehensive Plan Land Use designation. Division in the manner as depicted is approved subject to provision of a Certified Survey in accordance with Sec. 24-189(a)(4) of the Land Development Regulations. (4) Approval by the designated Administrative Official of a Certified Survey depicting the proposed new lots verifying compliance with the above requirements. Such Certified Survey shall be submitted to the City and approved prior to recording of a deed for transfer of ownership of Lands, and shall be recorded as an addendum to the deed. It shall be the responsibility of the property owner(s) to provide evidence of the approved Certified Survey along with any application for Building Permits. Formal approval of the reconfiguration of the two lots will render the previous two-lot division approved October 12, 2006 null and void. Please be advised that all City Services for the two lots, including trash pick-up, will be provided at the end of the driveways at the Seminole Road right-of- way. Also, any new development on either parcel will require that these private driveways be maintained with a stabilized surface such that there are no drainage impacts to adjacent properties resulting from new development.
