Re: Proposed Lewis Offices project
Dear Michael:
I have reviewed the conceptual plan you have proposed for the Lewis property located at 455 -461
Atlantic Boulevard. The property is within the Commercial General (CG) Zoning District and also
within the Commercial land use category. The proposed professional office use is consistent with
both the zoning and land use designations. The project, as preliminarily proposed, is also consistent
with the Impervious Surface Area limits, Maximum Building Height, required setbacks and number
of required parking spaces, as well as the Commercial Corridor design standards. (…and I believe
that your design will be well received.)
I will note that the scale seems to be very slightly distorted on several of the reduced copies. As you
are aware, the required standard parking space dimension is 10-feet x 20-feet, and the maximum
Height of Building is 35-feet, including any elevator shaft. You may wish to discuss access,
driveways, and stormwater requirements with Public Works Director, Rick Carper, as you initially
