This property may be re-designated as Central Business District (Community Development Board) within the coming months. That new zoning category was established in January 2002 to address unique characteristics of the Atlantic Beach Town Center area and the adjoining commercial areas. The Zoning Map change has not yet been made, but it is anticipated that the CBD will extend along Atlantic Boulevard from Town Center to Seminole Road. Retail and office uses are permitted within both the CG and the CBD zoning categories. (Flex space is not a type of use defined within the City’s Land Development Regulations.) There are no construction moratoriums within the City of Atlantic Beach. The current uses existing within the Laura Plaza shopping center are conforming and permitted uses; however, the buildings are legal Nonconforming Structures in that applicable setbacks are not provided.
