Dear Mr. Heeling:
The subject property known as North Beach Center is recognized by the City of Atlantic Beach
as a legally established use for this specific property. The property is within the Commercial
General (CG) Zoning District and is designated as Commercial on the City's Future Land Use
Map of the Comprehensive Plan. Please be advised that certain uses and business activities
located at this property are authorized pursuant to a Use-by-Exception, I have enclosed a copy of
the provisions and limitations related to that action. I have also enclosed a copy of the Section
24-111 of the City’s Land Development Regulations, which establish and regulate the
Commercial General (CG) Zoning District. All uses and development at this property shall be
subject to the terms and conditions of the Use-by-Exception, and all applicable regulations in
effect at such time as any development permits are sought.
The property, to the City’s knowledge, is currently in compliance with applicable local Land
