It is in fact zoned RG-2, which is a multi-family zoning, but the reconfigured parcel is large enough only for one single-family residence. (The RS-2 district requirements will apply to the "new" lot.) Possibly the correspondence I have written on Mr. Winfree's two lots will be helpful to you. Most all of East Coast Drive is RS-2; however, the section between 16th Street extending two parcels south of 11th Street is RS-1. If the parcel is a legal Lot of Record, -- and not an illegally divided piece of land -- it may be used for a single-family residence subject to all land development regulations and permitting requirements. If there is an existing garage on the parcel, which is a nonconforming structure (and most are), it can be maintained and repaired, but if you demolish it or add on to it, all new construction would be required to meet setbacks. I cannot calculate how large a home could be constructed upon the lot. (You will need to contact a builder or architect for that purpose.) Based upon the dimensions you have provided, this is apparently an unusually shaped parcel, but large enough to construct to the 35-foot height limit. Prior to completing the purchase i wanted to verify a few things. 1. Is unclear if it is zoned Rs1 or Rs2. I also need to verify that the lot meets the requirements for being pre-existing and can be used for a single family home without needing a variance. 2. There is a pre-existing garage area on the lot. Are there any zoning issues to be concerned about. It is my plan to clear the land or use it as part of a new structure. 3. According to your calculations, what is the largest home on that land that would be allowed. I am also considering a 3 story single family in the plans.
