318 Royal Palms - CDB denial letter June 25, 2020 Carol Girardey 318 Royal Palms Drive Atlantic Beach, FL 32233 Re: 318 Royal Palms Drive (RE# 171706-0000) and ZVAR20-0006 Ms. Girardey, As you know, your request for a variance was not approved by the Community Development Board (CDB) on June 16th.  Your request was being made after the fact (the fence was installed without a permit) and the newly installed fence exceeds our maximum height limitations. Please note that you have the following options since the variance was not approved: Apply for and obtain a permit for the fence (fence will have to come into compliance). File for an appeal to the CDB decision. The appeal process is covered in section 24-49 (b) of the Land Development Code.  You have 30 days to file the appeal from the hearing date.  You will need to indicate why the decision is in conflict with or in violation of Chapter 24 and specify the found of the conflict or violation. The application for the appeal can be found on under forms in the planning and development section of the City of Atlantic Beach’s website. If the appeal is not filed, we require that an application for a fence/building permit is filed within the same 30 days from the CDB meeting date.
