1138 Mayport Road ZVL (Troy Peaco) 09.03.2002 September 03, 2002 Troy Peaco and Jennifer Peaco 14 San Pablo Circle, North Jacksonville Beach, FL 32250 Re: Business proposed at 1138 Mayport Road (Full Throttle Off Road) Dear Mr. Peaco and Ms. Peaco: The City Clerk has forwarded your application for an Occupational License related to a proposed business on Mayport Road to my department for zoning compliance review. The business you have proposed, which involves truck and SUV repair, and fabrication, is not permitted within the Commercial General (CG) Zoning District, unless a Use-By-Exception has been approved by the City Commission. (I am unable to determine from the street address you have provided exactly where #1138 is located; however, all properties fronting Mayport Road on the west side of the highway are zoned CG.) Further, “fabrication” is not permitted in the CG District, even as a Use-By-Exception. This is considered an industrial use. I have enclosed the applicable provisions from the Land Development Regulations. I have also enclosed an application for a Use-By-Exception should you wish to pursue this approval. Applications for Use-By-Exception are first heard by the Community Development Board, and then scheduled for public hearing before the City Commission for final action. Please bear in mind that fabrication still would not be permitted on this property, even if the Use-By-Exception for truck and SUV repair were to be approved.
