1495 Mayport Road ZVL (Trek Construction) 08.28.2002 August 28, 2002 Bill Erickson Trek Construction Corp. 3837-1 Southside Boulevard Jacksonville, Florida 32216 Re: Requirement for buffering and dumpster location for Development Project proposed at 1495 Mayport Road (File #476) Dear Mr. Erickson: I have reviewed the landscape plan submitted as part of your plan set for improvements to the referenced property. With one exception, this plan is acceptable. Section 24-167 of the City’s Land Development Regulations requires that a buffer be provided between residential and non-residential uses. (This provision is not part of the Landscape regulations where a 25% improvement threshold applies, but rather is applicable to all Development proposed as of the January 01, 2002 effective date of the amended regulations.) There are several options available to address this buffering requirement. I have enclosed a copy of the applicable provisions from Chapter 24 of the code. I also want to bring to your attention Section 24-160, which requires that commercial dumpsters be screened from view with a fence or landscaping. A dumpster location is not sown on your site plan. Please address both of these provisions in a revised landscape plan (Plan Sheet L-1), and re-submit four (4) copies to the Planning and Zoning Department.
