COMMENTS: I have responded to your additional inquires in the order posed within your
fax.
The subject property is located within a Commercial General (CG) Zoning
District.
Auto Leasing Establishments are not a "by-right" Permitted Use in the CG
district, but require approval of a Use-by-Exception. A Use-by-Exception was
approved for certain activities including the U-Haul business on January 24,
1994 for property at 1650 Mayport Road. I have previously provided a copy
of the letter from the City Clerk related to that approval. Please be advised
that this Use-by-Exception was granted to the owner only and does not run
with the title to that property. The property file reveals a history of past code
enforcement issues with this site, but these appear to be quite a number of
years back (5-8 years past.) There is no recent documentation related to code
violations, but you may wish to contact the Code Enforcement Department at
904 247-5855 regarding this issue.

The property is located within a special Commercial Corridor development
district. Any future development upon the site will be subject to those
standards. (I have faxed a copy of this section of the Land Development
Regulations herewith.)

This property is not with a PUD District.
As previously addressed, a Use-by-Exception was approved for the current
use, and to that owner, January 24, 1994. No other variances or waivers have
been granted.
There are limited non-conforming characteristics of which I am aware.
Again, you may wish to contact Code Enforcement. A portion of the property
is fenced by chain link fence. This type of fence is required to be removed
within four years of the effective date of the Commercial Corridor
development standards, which was January 27, 2003. If there is an existing
freestanding sign, this may be nonconforming. (I cannot recall what type of
sign is now on the property.) Existing nonconforming signs are required to be
made conforming within ten years of the effective date of amended sign
regulations, which date shall be September 09, 2012.
The site was developed in 1983. No site plan was required at that time.
